Situated in the Village of Hiram, County of Portage and State of Ohio:
And known as being part of Original Hiram Township Lot No. 23, village, county and state aforesaid and more particularly described as follows:
Beginning at an iron pin found at the Southeast corner of Block A of Plum Ridge Subdivision No. 1 as recorded in Volume No. 14 at Page No. 26 of Portage County Record of Plats; thence South 01 deg. 56' West along the West line of Plum Ridge Drive (60' wide) for a distance of 131.00 feet to an iron pipe which marks the true place of beginning of the following described parcel of land; thence continuing South 01 deg. 56' West along the West line of Plum Ridge Drive for a distance of 100.00 feet to an old iron pipe at the intersection of the West line of Plum Ridge Drive with the South line of Hinsdale Street (66' wide); thence North 88 deg. 10' West for a distance of 188.20 feet to an old iron pipe; thence North 01 deg. 56' East for a distance of 100.00 feet to a new iron pipe; thence South 88 deg. 10' East for a distance of 188.20 feet to the true place of beginning and found to contain 0.432 acres of land as surveyed by Lucius F. Converse Registered Surveyor No. 1199 in May, 1966.
Said Premises Located at 11789 Plum Ridge Rd., Hiram, OH 44234.
Said Premises Appraised at $95,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
