Situated in the Township of Deerfield, County of Portage and State of Ohio:
Located in Lot 25, Deerfield Township, Portage County, Ohio and being part of a certain 3.0830 acre parcel now or formerly owned by D. & D. Buchs as recorded in O.R. 6/691 and being further described as follows:
Beginning at an iron pipe found at the Northwest corner of Lot 25 at the intersection of the centerline of T.H. 59, Bandy Road and C.H. 58, Wagner Road; thence S. 89-30-30 E., a distance of 231.03 feet along the North line of Lot 25 and centerline of C.H. 58 to (railroad spike set); thence S. 00-22 E., a distance of 476.54 feet to an iron rod with cap set on the North line of land now or formerly owned by I. F. & N. J. Buchs as recorded in Volume 1155, Page 345, of the County Records of Deeds and passing over an iron rod with cap set at 30.00 feet; thence S. 89-38 W., a distance of 231.00 feet along the North line of I. P. & N. J. Buchs to an iron railroad spike found on the West line of Lot 25 and centerline of T.H. 59 and passing over an iron rod with cap found at 30.00 feet from the centerline of T.H. 59; thence N. 00-22 W., a distance of 480.00 feet along the West line of Lot 25 and said centerline to the place of beginning and containing 2.5363 acres of land as surveyed by Terrence R. Hohnhorst, Registered Land Surveyor Number 5065 in April, 2000. Be the same more or less, but subject to all legal highways.
Subject to Compression Site and Easement Agreement to Energy Development Services, Inc., recorded in Volume 1032, Page 0538; Meter Site Easement to the East Ohio Gas Company recorded in Volume 1032, Page 0540; Easement by and between Irvin F. Buchs and Norma Jean Buchs, and Dennis R. Buchs and Deborah Buchs, recorded in Book 509, Page 0318; Right of Way to MB Operating Co., Inc., recorded in Volume 1099, Page 521, all of the Portage County Records.
Said Premises Located at 260 Bandy Road, North Benton, OH 44449.
Said Premises Appraised at $125,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
