Situated in the Township of Rootstown, County of Portage and State of Ohio; situated in the township, county and state aforesaid and located in Lot 42 Rootstown Twp., and being further described as follows:
Beginning at a marked stone in a monument box at the Southeast corner of Lot 42, Rootstown Twp., said point being also the intersection of the centerline of C.H. 89-E. (Sandy Lake Road) and T.H. 105-A (Herrif Road); thence N. 89 deg. 43' W. 930.00 feet along the centerline of C.H. 89-E. and the South line of Lot 42 to a point which is the true place of beginning; thence continuing N. 88 deg. 43' W. 120.00 feet to a point; thence N. 1 deg. 17' E. 240.00 feet to an iron pipe, and passing over an iron pipe set 30.00 feet from said centerline; thence S. 88 deg. 43' 120.00 feet to an iron pipe; thence S. 1 deg. 17' W. 240.00 feet to the centerline of the C.H. 89-E. and pasing over a pipe set 30.00 feet from said centerline, and containing 0.661 acres of land as surveyed by a. Kenneth Boydell, R.S. No. 4434. be the same more or less, but subject to all legal highways.
Said Premises Located at 3199 Sandy Lake Road, Ravenna, OH 44266.
Said Premises Appraised at $150,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
