And known as being part of Original Palmyra Township Lot 1 of the First (Center) Division of lots and further described as follows:
Beginning at an iron rod found in the centerline of State Route 225, Deerfield-Paris Road, 80' wide, at its intersection with the centerline of Tallmadge Road CH 18, 66' wide, this iron rod is also situated at the Northeast corner of said Lot 1; thence along the centerline of State Route 225, Deerfield-Paris Road, and Easterly line of said Lot 1, S. 00 deg. 32' 00" E. a distance of 153.78 feet to a point at the Southeast corner of lands now or formerly owned by D.C. & B. Reagan (1010/879) and the true place of beginning, this true place of beginning is also intended to be at the Northeasterly corner of lands now or formerly owned by R.B. & B.A. Claybourne (940/335); thence continuing along the centerline of State Route 225, Deerfield-Paris Road, and Easterly line of said Lot 1 S. 00 deg. 32' 00" E. a distance of 94.50 feet to a point at Claybourne's Southeasterly corner; thence along Claybourne's Southerly line, said line also being the Northerly by line of lands now or formerly owned by R.A. & D. Hill (944/239) N. 90 deg. 00' 00" W. a distance of 129.00 feet to an iron rod found at an angle in said line and passing over an iron rod found at a distance of 99.00 feet at the formerly right-of-way and an iron rod set at a distance of 40.00 feet at the current road right-of-way; thence continuing along the dividing line between Claybourne and Hill S. 83 deg. 12' 20" W. a distance of 45.31 feet to an iron rod found; thence still along the dividing line between Claybourne and Hill S. 00 deg. 32' 44" E. a distance of 197.64 feet to an iron rod found at Hill's Southwest corner; this iron rod is also situated at an angle point in the Northerly line of lands now or formerly owned by D.R. & M.R. Faulhaber (1029/838); thence along Faulhaber's Northerly line S. 87 deg. 33' 46" W. a distance of 236.58 feet to an iron pipe found at Faulhaber's Northwest corner; this iron pipe is also situated in the Easterly line of lands now or formerly owned by R.O. & M.G. Rogers (624/681); thence along Roger's Easterly line and beyond N. 00 deg. 02' 01" E. a distance of 210.75 feet to an iron rod set in the Easterly line of lands now or formerly owned by K.E. & G.L. Seem (853/422) and intending also to be at the Southwest corner of lands now or formerly owned by C.R. Sr. & V.D. Jones (1061/444); thence along Jones' Southerly line and the Northerly line of 1.17 acre tract of land now or formerly owned by the said R.B. & B.A. Claybourne N. 87 deg. 33' 46" E. a distance of 210.49 feet to an iron rod set at Jones' Southeast corner; thence along Jones' Easterly line N. 00 deg. 32' 00" W. a distance of 87.85 feet to an iron pipe found intending to be at the Southwest corner of the aforementioned D.C. & B. Reagan; thence along Reagan's Southerly line N. 90 deg. 00' 00" E. a distance of 198.00 feet to the true place of beginning and passing over an iron pipe found in a tree root at a distance of 99.00 feet from said true place of beginning and an iron rod set at a distance of 40.00 feet from the said true place of beginning containing a total of 1.5668 acres of land of which 0.0868 acres are presently occupied by the road right-of-way be the same more or less as surveyed and described in May 1991 and August 2002 by Don Trocchio Registered Surveyor No. 6445.
NOTE:
The above description also include Reversion Tract 11 (RT11) as shown on the road vacation plat of State Route 225 as the same is platted and recorded in Portage County Plat P-94-9; then centerline bearing of State Route 225 is from survey P-1722. Be the same more or less, but subject to all legal highways:

Said Premises Located at 3995 State Route 225, Diamond, OH 44412.
Said Premises Appraised at $125,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
