Known as being part of Original Franklin Township Lot No. 26, part of Subdivision No. 15 in said city; beginning at an original marked stone found at the Northeast corner of land now or formerly owned by Gary C. Spiker as recorded in Volume 983, Page 355 in Portage County Record of Deeds, (PCRD), said point being a point in the original Southerly right of way line of West Main Street (60' now being 80'), said stone being 180 feet West of Chestnut Street; thence North 89 deg. 40' 00" West along the original Southerly right of way line of West Main Street, a distance of 240.00 feet to a point, said point being the original Northwest corner of land now or formerly owned by Dale Gates and Paula Gates, as recorded in Volume 1140, Page 334 in (PCRD); thence South 00 deg. 02' 00" W. along the Westerly line of land now or formerly owned by Gates, aforementioned, a distance of 10.00 feet to a point, said point witnessed by an iron pin set, said point being the place of beginning of the parcel herein described; thence South 00 deg. 02' 00" West along the Westerly line of land now or formerly owned by Gates, aforementioned, a distance of 230.00 feet to a point in the Northerly line of land now or formerly owned by Gene R. Redmond and June E. Redmond, as recorded in Volume 1016, Page 0013 in (PCRD), said point witnessed by an iron pin set; thence North 89 deg. 40' 00" West along the Northerly line of land now or formerly owned by Redmond, aforementioned, and the Northerly line of land now or formerly owned by Terry Lee Kujn and Elizabeth G. Kuhn as recorded in Volume 1014, Page 547 in (PCRD), a distance of 40.00 feet to a point, said point being the Southeast corner of land now or formerly owned by the Sheffield Company, an Ohio Partnership, as recorded in Volume 981, Page 167 in (PCRD), said point witnessed by a 1/2" iron pipe found N. 56 deg. 16' 53" West, 0.56 feet therefrom; thence North 00 deg. 02' 00" East along the Easterly line of land now or formerly owned by the Sheffield Company, aforementioned, and the Easterly line of land now or fromerly owned by Michael Ruby II and Karen D. Ruby as recorded in Volume 1103, Page 632 in (PCRD), a distance of 230.00 feet to a point, said point being on the new Southerly right of way of West Main Street, said point witnessed by an iron pin set; thence South 89 deg. 40' 00" East along the new Southerly line of West Main Street, a distance of 40.00 feet to a point, said point being the place of beginning and containing 0.2204 acres of land, be the same more or less, but subject to all legal highways, pursuant to a survey (0278) dated June 5, 2003, by O'Hara Land Surveying, L.L.C. and Thomas J. O'Hara, Ohio Registered Surveyor No. 7995. Bearings used hereon are to an assumed meridian and are used to denote angles only. The basis of bearings for this survey is North 89 deg 40' 00" West, along the original Southerly line of West Main Street. The intent of this description is to describe all of the lands described in Volume 1100, Page 303 in Portage County Record of Deeds. All iron pins noted as being set are 5/8" x 30" long steel rebar, bearing a plastic cap "OHARA 7995".

Said Premises Appraised at $95,000.00 and cannot be sold for less than two-thirds of that amount.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
