Beginning at an iron pipe at the Southwesterly corner of said Lot 94 in the centerline of T.H. 234 Werger Road; thence North 00 deg. 38' 30" West along the Westerly line of Lot 94, a distance of 382.12 feet to an iron pipe which marks the true place of beginning for the following described parcel of land; thence continuing North 00 deg. 38' 30" West along the Westerly line of Lot 94, a distance of 132.22 feet to an iron pipe at the Southwesterly corner of land now or formerly owned by M. M. Wenger; thence South 86 deg. 18' 02" East, a distance of 240.90 feet to an iron pipe at the Southeasterly corner of said M. M. Wenger; thence North 39 deg. 47' 30" East along the Easterly line of M. M. Wenger (passing over an iron pipe at 170.80 feet) a distance of 208.16 feet to a point in the centerline of S.R. 82 Twinsburg-Warren Road; thence South 50 deg. 14' 26" East along the centerline of S.R. 82, a distance of 150.00 feet to a point at the Northwesterly corner of land now or formerly owned by J. L. and C.K. Deardorff; thence South 39 deg. 45' 34" West along a Westerly line of said Deardorff (passing over an iron pipe at 37.38 feet) a distance of 208.64 feet to an iron pipe; thence South 02 deg. 49' 30" East, continuing along a Westerly line of said Deardorff, a distance of 25.17 feet to an iron pipe; thence North 89 deg. 13' 00" West, a distance of 355.28 feet to the true place of beginning, containing 1.603 acres of land, as surveyed October 3, 1972, by Albert Szuch, Reg. Sur. No. 5398.
Said Premises Located at 8758 State Route 82, Windham, OH 44288.
Said Premises Appraised at $68,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
