In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, May 23, 2005, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the City of Ravenna to-wit:

Situated in the City of Ravenna, County of Portage and State of Ohio:

Being a part of Lot No. 71 of Helen A. King's revised addition to the City of Ravenna, as platted, numbered and recorded in Plat Book No. 2, Page 8 of Portage County Records, said addition being laid out in Township Lot No. 61 and more particularly being described as follows:

FIRST TRACT:

Beginning at a stake 73.4 feet West of the point where the South line of McKinley Avenue intersects the Northerly line of Mill Road; thence West along the Southerly line of McKinely Avenue, 98.4 feet to a stake, which is 45 feet East of the West line of said Lot No. 71; thence South along a line 45 feet East from the West line of the lot to the North line of Mill Road; thence Northeasterly along the Northerly line of Mill Road, 112.9 feet to a stake; thence N. 41.3 feet to the place of beginning. Be the same more or less, but subject to all legal highways.

SECOND TRACT:

Beginning at a point where the South line of McKinley Avenue intersects the Northerly line of Mill Road; thence West along the South line of McKinley Avenue 73.4 feet to a stake; thence South at right angles with said McKinley Avenue 41.3 feet to a stake in the Northerly line of Mill Road; thence following the Northerly line of Mill Road 84.25 feet to the place of beginning. Be the same more or less, but subject to all legal highways.

Said Premises Located at 644 Mill Road, Ravenna, OH 44266.

Said Premises Appraised at $85,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
