In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, May 9, 2005, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Ravenna to-wit:

Situated in the Township of Ravenna, County of Portage and State of Ohio:

Being part of Original Lot 35 of the South Division of said township and being more fully described as follows:

Beginning at an iron pipe found at the centerline intersection of Hattrick Road, T.H. 110 (50 feet wide) and Hayes Road, C.H. 138 (66 feet wide); thence S. 86 deg. 03' 00" E., 3626.65 feet along the centerline of Hayes Road to an angle point; thence S. 63 deg. 35' 00" E., 34.58 feet along the centerline of Hayes Road to a rebar found, said rebar also being the true point of beginning for the parcel of land herein described; thence continuing S. 63 deg. 35' 00" E., 149.24 feet along the centerline of Hayes Road to a point; thence S. 18 deg. 57' 01" W., 329.61 feet to a 3/4" iron pipe set with Cap No. 7122 and passing over a 3/4" iron pipe set with Cap No. 7122 at 33.27 feet; thence N. 74 deg. 55' 40" W., 149.19 feet to a 1/2" iron bar found in concrete; thence N. 19 deg. 05' 26" E., 359.10 feet to the point of beginning and passing over a 1/2" iron rebar set with Cap No. 7122 at 325.83 feet, containing 1.173 acres of land, as surveyed by Dan Stankavich, Professional Surveyor No. 7122 in October of 1989.

Said Premises Located at 5396 Hayes Road, Ravenna, OH 44266.

Said Premises Appraised at $115,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
