And known as being a part of Lot No. 89 in said township, bounded and described as follows:
Beginning at a point in the North line of said Lot 89, twenty-five (25) rods East of the Northwest corner of said Lot No. 89; thence South parallel with the East line of said lot a distance of 250.5 feet; thence East parallel with the North line of said lot a distance of 82.5 feet; thence North parallel with the West line of said lot a distance of 250.5 feet to the North line of said Lot 89; thence West along the North line of said Lot 89 a distance of 82.5 feet, the place of beginning, containing .48 acres of land.
EXCEPTING THEREFROM THE FOLLOWING:
Situated in the Township of Atwater, County of Portage and State of Ohio:
Located in Lot 89, Atwater Township, Portage County, Ohio and being further described as follows:
Beginning at an iron pipe found at the N.W. corner of Lot 89 on the South R.W. line of C.H. 87 (Waterloo Road); thence East a distance of 412.5 feet along the South line of C.H. 87, and the North line of Lot 89 (so-called) to a point which is in the N.W. corner of a parcel in the name of J. Snodgrass 816/313; thence S. 0 deg. 32' 30" E., a distance of 175.50 feet along the West line of said parcel and the East line of Grate St., T.H. 444, to an iron pipe, which is the true place of beginning; thence East, a distance of 82.50 feet to an iron pipe on the East line of said parcel; thence S. 0 deg. 32' 30" E., a distance of 75.00 feet along the East line of siad parcel to an iron pipe at the S.E. corner thereof; thence West a distance of 82.50 feet to an iron pipe set at the S.W. corner of the same parcel on the East line of Grate St.; thence N. 0 deg. 32' 30" W., a distance of 75.00 feet to the true place of beginning and containing 0.142 acres of land as surveyed by Terrence R. Hohnhorst, Registered Professional Land Surveyor Number 5069, in July of 1970. Be the same more or less, but subject to all legal highways.
Said Premises Located at 6420 Waterloo Rd., Atwater, OH 44201.
Said Premises Appraised at $90,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
