Situated in the Township of Ravenna, County of Portage, State of Ohio, and bounded and described as follows to-wit:
And known as being Lot No. 28 in Babcock & Motz Allotment as the same is platted numbered and recorded in Volume 4, Page 25 of Portage County Records of Plats, being a lot 64 feet by 180 feet on the East side of Wall Street. Excepting therefrom the following described parcel of land.
Situated in the Township of Ravenna, County of Portage and State of Ohio, and in Town 3-N Rage 8-W bounded and described as follows:
Being a part of Lot No. 8 South Division of lots in Ravenna Township, being a parcel of land laying on the right side of the centerline of a survey made by the Department of Highways and Records in Book 22, Page 29 of the records of Portage County and being located within the following described points in the boundary thereof; known as being part of Sublot No. 28 of the Babcock and Motz Allotment as recorded in Volume 4, Page 25 of the Portage County Records of Plats and being more fully described as follows:
Beginning at a point at the Southwest corner of Sublot No. 28, said point also being at this Grantor's South West property corner and 20.00 feet right of Station 12+64.20 on the centerline of survey of Wall Street; thence N02 degrees 40' 00 degrees E. along the existing Easterly right of way line of Wall Street, the Westerly line of said Sublot No. 28 and this Grantor's Westerly property line, a distance of 64.00 feet to a point at the Northwest corner of said Sublot No. 28 and this Grantor's Northerly property line, a distance of 5.00 feet to a point on the proposed Easterly right of way line of Wall Street; thence S02 degrees 40' 00" W. along said proposed Easterly right of way line, a distance of 74.00 feet to a point on the Southerly property line; thence N87 degrees 32' 30" W. along said Southerly sublot line and a distance of 5.00 feet to the place of beginning, containing 320 square feet of land. Description for the above parcel is based on a survey made by Thomas F. Mosure, Reg. Sur. No. 4718.
Said Premises Located at 6316 Wall St., Ravenna, OH 44266.
Said Premises Appraised at $75,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
