Situated in the Township of Mantua, County of Portage, State of Ohio and known as being part of Original Mantua Township Lot 18 and is further described as follows:
Beginning at a marked stone found at the Northwest corner of said Lot 18; thence along the Northerly line of said Lot 18 N. 89 deg. 01' 11" E., a distance of 2221.60 feet to an iron rod found in the centerline of Sheldon Road TH 273, 66' wide, at the Northeast corner of lands now or formerly owned by Blanche Alger (1011/1112, see also recorded survey No. 1981) and passing over an iron pipe found at a distance of 33.03 feet from said iron rod; thence along the centerline of Sheldon Road S. 01 deg. 28' 38" W., a distance of 207.19 feet to a point; thence S. 88 deg. 59' 38" W., a distance of 2213.24 feet to an iron rod set in the Westerly line of said Lot 18 and passing over an iron rod set a distance of 33.03 feet; thence along the Westerly line of said Lot No. 18 N. 00 deg. 50' 10" W., a distance of 208.00 feet to the beginning and containing a total of 10.5627 acres of land, be the same more or less, as surveyed and described in October 1995 by Don Trocchio, Registered Surveyor No. 6445.
Said Premises Located at 12285 Sheldon Road, Mantua, Ohio 44255.
Said Premises Appraised at $250,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
