In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, April 18, 2005, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Mantua to-wit:

And known as being part of Lot 2 in Mantua Township and further described as follows:

Beginning at a point in the centerline of Chamberlain Road and the East line of Lot 1 and being N. 0 deg. 19' 10" E., 1510.00 feet from an iron pipe at the intersection of said road centerline with the centerline of Winchell Road; thence N. 89 deg. 36' 50" W., 470.24 feet to an iron pipe and passing over an iron pipe 30.00 feet from the road center; thence S. 76 deg. 36' 52" W., 420.08 feet to an iron pipe in the Grantor's West line; thence N. 0 deg. 23' 10" E., 300.00 feet along the Grantor's West line to an iron pipe at the Southwest corner of land now or formerly owned by J. or D. Kecso; thence S. 89 deg. 36' 50" E., 878.01 feet along Kecso's South line to the centerline of Chamberlain Road and the East line of Lot 1 and passing over an iron pipe 30.00 feet from the road center; thence S. 0 deg. 19' 10" W., 200.00 feet along the centerline of Chamberlain Road and the East line of Lot 1 to the beginning. Containing 4.500 acres of land, be the same more or less, but subject to all legal highways, as surveyed in July, 1995 by Edward J. Collier, Registered Surveyor No. 7141.

Said Premises Located at 12833 Chamberlain Road, Aurora, OH 44202.

Said Premises Appraised at $125,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
