Situated in the City of Ravenna, County of Portage and State of Ohio:
And known as being part of City Lots Nos. Twenty-five (25) and Twenty-six (26) of Joseph DeWolf's Heirs Addition to the City of Ravenna, Portage County, Ohio as the same is platted and recorded in Portage County Records of Plats, Volume 2, Page 61, and bounded and described as follows:
Commencing at the North East corner of said Lot No. Twenty-six (26); thence Westerly along Southerly line of DeWolf Street 62 feet; thence Southerly and parallel with Prospect Street to the North line of land formerly owned by Domenica Cola about 91 feet; thence Easterly along said Cola's North line 62 feet to Prospect Street; thence Northerly about 91 feet to the place of beginning.
EXCEPTING THEREFROM THE FOLLOWING DESCRIBED PROPERTY:
Situated in the City of Ravenna, County of Portage and State of Ohio and being the following part off the North 91 feet of Lot No. 25 in Joseph DeWolf's Heirs Addition to the City of Ravenna, as the same is platted, numbered and recorded in Portage County Records of Plats:
Beginning at a point in the West line of Prospect Street, and the North-east corner of lands owned by Domenica Cola in the South part of said Lot No. 26; thence South 82 deg. 32' West 55.23 feet; thence North 21 deg. 55' 43" West 35.96 feet to the South line of DeWolf Street; thence North 82 deg. 30' East 18.93 feet to the West line of Prospect Street; thence South 12 deg. 08' East 89.89 feet along the West line of Prospect Street to the place of beginning.
Said Premises Located at 676 South Prospect St., Ravenna, OH 44266.
Said Premises Appraised at $50,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
