A division of Original Lot 20 of the R. E. Campbells Addition in Lot 60 of the South division of Ravenna Township, being a parcel of land located on Third Street of the R. E. Cambell's Addition and being the Northeastern portion of Lot 20 of said Campbell's Addition and commencing at an iron pin at the Southeast corner of Third Street and Eagle Street and the Northwest corner of Lot 20 of the R. E. Campbell's Addition; thence South 88 deg. 15' 00" East, a total distance of 30 feet to an iron pin set in the Northeast corner of Parcel No. 1 and being the true place of beginning for this survey of Parcel No. 2; thence continuing South 88 deg. 15' 00" East, a total distance of 30 feet to an iron pin set in the Northeast corner of Parcel No. 2 which corner is the Northwest corner of K. V. Clark property, Lot 21; thence South 2 deg. 10' 00" West along the Westerly property line of K. V. Clark Lot 21, a total distance of 90 feet to an iron pin set in the Southeast corner of Parcel No. 2; thence North 88 deg. 15' 00" West a total distance of 60 feet to an iron pin set; thence North 2 deg. 10' 00" East a total distance of 10 feet to an iron pin in the Southwest corner of Parcel No. 1; thence South 88 deg. 15' 00" East along the Southerly line of Parcel No. 1, a total distance of 30 feet to an iron pin in the Southeast corner of Parcel No. 1; thence North 2 deg. 10' 00" East along the Easterly line of Parcel No. 1, a total distance of 80 feet to an iron pin, which point is the true place of beginning for this survey. As surveyed by Samuel C. Janka and Floyd L. Thomas, Reg. Surveyors No. 5739 and 5461 of the State of Ohio.
Said Premises Located at 645 Third Street, Ravenna, OH 44266.
Said Premises Appraised at $80,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
