In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, March 7, 2005, at 1:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Windham to-wit:

Situated in the Township of Windham, County of Portage and State of Ohio:

And known as being part of Lot No. 100, township, county and state aforesaid and more particularly described as follows:

Beginning at an iron pin found at the Southeast corner of said Lot No. 100; thence North 04 30' East, along the East line of said Lot No. 100 for a distance of 170.00 feet to an iron pin which marks the true place of beginning of the following described parcel of land; thence in a clock-wise direction at 90 (right angle) to the previous course, North 65 30" West, for a distance of 290.40 feet to an iron pin; thence at right angles to the previous course, North 04 30' East, for a distance of 300.00 feet to an iron pin; thence at right angles to the previous course, South 85 30' East, for a distance of 240.40 feet to an iron pin in the East line of said Lot No. 100; thence at right angles to the previous course, South 04 30' West, along the East line of said Lot No. 100 for a distance of 300.00 feet to the true place of beginning and found to contain 2.00 acres of land as surveyed by Lucius F. Converse, Registered Surveyor No. 1199 in July 1966.

NOTE:

Iron pins were set 30.00 feet Westwardly from the East line of said Lot No. 100 on both of the East and West lines. Bearings are referred to the magnetic meridian as of July 13, 1966.

Be the same more or less, but subject to all legal highways.

Said Premises Located at 10013 Shanksdown Road, Windham, OH 44288.

Said Premises Appraised at $140,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.

THE OWNER IS ALSO RESPONSIBLE FOR KNOWING EXACTLY WHAT HE IS PURCHASING.
