Situated in the Township of Windham, County of Portage and State of Ohio:
And known as being located in Lot No. 7, Nelson Township, Portage County, Ohio and bounded and described as follows:
Beginning at the point of intersection of the centerlines of Norton Road (T.H. 280) and State Route 88; thence South 23 degrees 40' 53" West along the centerline of State Route 88, 650 00 feet to a point; thence North 89 degrees 06' 30" West, passing over an iron pipe at 32 54 feet, a total distance of 274.00 feet to an iron pipe; thence North 0 degrees 58' 22" East passing over an iron pipe at 580 00 feet a total distance of 600 00 to a point in the centerline of Norton Road; thence South 89 degrees 01' 39" East, along said centerline, passing over an iron pin at 492 41 feet, a total distance of 524.93 feet to the point of begininng and containing 5.500 acres of land as surveyed in June, 1992 by Donald D. Harvey, Registered Surveyor No. 4112, more or less, but subject to all legal highways.
Said Premises Located at 12443 S.R. 88, Garrettsville, OH 44231.
Said Premises Appraised at $125,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
