And known as being part of Lot 58 in Randolph Township; and further described as follows:
Beginning at a point in the center line of Akron-Canfield Road, S.H. 87, now known as Waterloo Road, C.H. 87, said beginning point being 400 feet Northeasterly along the center line from the intersection of said center line with the center line of the new U.S. Route 224; thence N. 64 deg. 52' E., 585.48 feet along the road center to the Northeast corner of the C. R. Smith property as recorded in Book 568, Page 355 in the Portage County Deed Records; thence S. 0 deg. 18' E., 591.76 feet to a point in the R/W of new U.S. 224; thence N. 72 deg. 45' W., 506.44 feet along the R/W line and also being 100 feet Northerly from the center line of the road; thence N. 12 deg. 30' W., 169.77 feet to a point in the Southerly R/W line of S.H. 87, now known as Waterloo Road, C.H. 87; thence N. 25 deg. 08' W., 30 feet to the beginning and containing 4.582 acres of land, be the same more or less, but subject to all legal highways. Subject to all restrictions, limitations, reservations, easements and right-of-way, if any, running with the land.
Said Premises Located at 3294 Waterloo Road, Mogadore, OH 44260.
Said Premises Appraised at $135,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
