In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, February 7, 2005, at 1:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Randolph to-wit:

Being part of Lot 32 in said township and bounded and described as follows:

Beginning at a 3/4" iron pipe found in the Westerly line of Lot 32 at the intersection of the centerline of C.H. 31, New Milford Road and T.H. 35, Thomas Road; thence S. 86 deg. 46' 00" E. along the centerline of T.H. 35 a distance of 664.00 feet to a point which marks the true place of beginning for the follow described parcel of land; thence continuing S. 86 deg. 46' 00" E. along the centerline of T.H. 35 a distance of 372.75 feet to a point; thence S. 03 deg. 14' 00" W. a distance of 217.80 feet to a point; thence N. 86 deg. 46' 00" W. a distance of 374.61 feet to a point; thence N. 03 deg. 43' 23" E. a distance of 217.81 feet to the true place of beginning, containing 1.868 acres of land, more or less, as surveyed by Rob A. Szuch, Registered Professional Surveyor No. 7288

Said Premises Located at 4960 Thomas Road, Atwater, Ohio 44201.

Said Premises Appraised at $150,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
