In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, February 7, 2005, at 1:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Mantua to-wit:

Situated in the Township of Mantua, County of Portage and State of Ohio:

And known as being part of Lot No. 37, township, county and state aforesaid, and more particularly described as follows:

Beginning at a stone found at the Northwest corner of said Lot No. 37; thence due East along the North line of Lot 37 for a distance of 2093.11 feet to an iron pin in the centerline of Mennonite Road (also known as being Highway No. 256) which is the true place of beginning of the following described parcel of land; thence continuing due East along the North line of said Lot No. 37 in road center for a distance of 105 feet to an iron pin at the Northwest corner of a 35.51 acre parcel of land now owned by Arden Guyette; thence South 1 deg. 30' 30" West along the West line of said Guyette land for a distance of 500.17 feet to an rion pipe; thence due West for a distance of 91.82 feet to an iron pipe; thence due North 500 feet to the true place of beginning and found to contain 1.131 acres of land as surveyed by Lucious F. Converso, Serial No. 1199, November 3, 1952.

NOTE: Iron pipes were set 30 feet Southwardly from the centerline of Highway No. 256 on both of the North and South lines, be the same more or less, but subject to all legal highways.

Said Premises Located at 2822 Mennonite Road, Mantua, OH 44255.

Said Premises Appraised at $115,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
