In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Joseph R. Kainrads Courtroom in Ravenna, in the above named County, on Monday, December 13, 2004, at 1:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Suffield to-wit:

And known as being a part of Lot 9 of said township and beginning at an iron pipe on the West line of Lot 9 at the intersection of said lot line and the centerline of Steffy Road, T.R. 22; thence South 89 deg. 31' E., a distance of 582.03 feet along the centerline of Steffy Road to a point, and the true place of beginning; thence continuing S. 89 deg. 31' E., a distance of 84.56 feet along the centerline of Steffy Road to the P.C. of a curve to the right; thence on said curve to the right (R=983.29', Delta=2 deg. 56' 02", T=25.18, Ch. Brg.=5.88 deg. 02' 59" E., Ch. L=50.34') a distance of 50.35 feet along the centerline of Steffy Road to a point; thence South a distance of 1658.44 feet to an iron pipe set and passing over an iron pipe set 30.06 feet South of the centerline of Steffy Road; thence South 88 deg. 11' W., a distance of 135.04 feet along the North line of M. & M. Putra to an iron pipe set; thence North a distance of 1665.15 feet to the true place of beginning, passing over an iron pipe set 30.00 feet South of the centerline of Steffy Road and containing 5.1504 acres of land more or less, as surveyed by Edward P. Wanchick, R.S. #5756.

Said Premises Appraised at $130,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
