In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Joseph R. Kainrads Courtroom in Ravenna, in the above named County, on Monday, November 22, 2004, at 1:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Brimfield to-wit:

And known as being part of Lots Sixty-seven (67) and Sixty-eight (68) of said township, bounded and described as follows:

Beginning at a point in the center of the North and South Road (State Route 43); thence 190 feet South of the North line of Lot Sixty-eight (68); thence South 88 deg. 25' East 1452 feet to a stone; thence South 1 deg. 30' West 200 feet to an iron pin; thence North 88 deg. 25' West 1452 feet to the center of the road; thence North 2 deg. East 200 feet to the place of beginning and containing about 6.66 acres of land. There being in Lot Sixty-eight (68) 6.10 acres of land and in Lot Sixty-seven (67) 0.56 acres.

EXCEPTING THEREFROM:

Situated in the Township of Brimfield, County of Portage and State of Ohio:

And being a parcecl of land in the township Lot Numbers 68 and 67, and bounded and described as follows:

Beginning at a point in the center of State Route 43, which bears South 9 deg. 05' East 295.00 feet from the intersection of the North line of the lot with the center line of the highway; thence through the property of the Grantors North 89 deg. 32' East, 276.00 feet to an iron pipe; thence North 0 deg. 05' West, 105.0 feet to an iron pipe on the North line of the Grantor's property; thence along the North line of Grantors North 89 deg. 32' East 1176.00 feet to an iron pipe at the Northeast corner of the Grantors; thence along the Grantor's East line South 0 deg. 05' East 200.00 feet to the Southeast corner of the Grantors; thence along the Grantor's South line, South 89 deg. 32' West 1452.00 feet to the Southwest corner of the Grantors and the center of State Route 43; thence North 0 deg. 05' West, 95.00 feet to the place of beginning, containing 6.001 acres of land which there are 5.405 acres in Lot No. 68 and 0.596 acres in Lot No. 67. Be the same more or less, but subject to all legal highways.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
