In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Joseph R. Kainrads Courtroom in Ravenna, in the above named County, on Monday, November 22, 2004, at 1:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Mantua to-wit:

Situated in the Township of Mantua, County of Portage and State of Ohio:

Known as being part of (Sublot 4 in the Robert P. and Violet Y. Hartman Allotment as recorded in Volume 20, Page 13 of the Portage County Records of Plats) Large Lot 11, Mantua Township, County of Portage and State of Ohio and being further described as follows:

Beginning at an iron rod found at the Northeast corner of the above said Sublot 4; thence South 89 deg. 55' West along the Northerly line of said Sublot 4, a distance of 99.70 feet to an iron rod found which is the true place of beginning; thence South through said Sublot 4 (passing over an iron rod set at a distance of 676.59 feet), a distance of 706.68 feet to a point on the centerline of T.H. 266 (Wayne Road); thence North 85 deg. 35' 30" West along the centerline of said T.H. 266 (Wayne Road), a distance of 100.00 feet to a point; thence North along the Westerly line of said Sublot 4 passing over an iron rod found at a distance of 30.09 feet, a distance of 698.85 feet to an iron rod found at the Northwest corner of said Sublot 4; thence North 89 deg. 55' East along the Northerly line of said Sublot 4 a distance of 99.70 feet to the true place of beginning, and containing 1.608 acres of land of which there is 1.540 acres of land excluding the road right of way as surveyed by George L. Wood, Registered Surveyor No. 6091 in March 1974, be the same more or less, but subject to all legal highways.

Said Premises Located at 4627 Wayne Road, Mantua, OH 44255.

Said Premises Appraised at $200,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
