In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Joseph R. Kainrads Courtroom in Ravenna, in the above named County, on Monday, November 15, 2004, at 1:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Palmyra to-wit:

And known as being part of Lot 19, Division 4 in said township and further bounded and described as follows:

Beginning at a point on the centerline of Headley Road (TH-100), said point being South 59' 36" East, a distance of 275.50 feet from an iron pin found at the centerline intersection of said Headley Road and Cable Line Road (CH-120); thence North 66 deg. 56' 04" East, and passing over an iron pin at 25.00 feet, a distance of 302.34 feet to an iron pin; thence South 0 deg. 22' 05" East, a distance of 250.00 feet to an iron pin; thence South 89 deg. 54' 45" West and passing over an iron pin at 274.52 feet, a distance of 299.52 feet to a point on the centerline of said Headley Road; thence North 1 deg. 59' 36" West, along said road centerline, a distance of 250.03 feet to a point and the true place of beginning and containing therein 1.727 acres of land as surveyed in June, 1976 by Jerry W. Daniel, Registered Surveyor No. 6222.

Said Premises Located at 5238 Headley Road, Newton Falls, Ohio 44444.

Said Premises Appraised at $85,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
