In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Joseph R. Kainrads Courtroom in Ravenna, in the above named County, on Monday, November 15, 2004, at 1:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Ravenna to-wit:

Situated in the Township of Ravenna, County of Portage, State of Ohio and known as being part of Lot No. 43, South Divisin, Ravenna Township and being more fully bounded and described as follows:

Beginning at an iron monument found at the Northeast corner of said Lot No. 43 also being the centerline of State Route 59; thence North 88 deg. 00' 00" West along the centerline of said State Route 59, also being the Northerly line of said Lot No. 43, a distance of 472.56 feet to the Northwesterly corner of land conveyed to Barbara S. Miner, as trustee of the Schoning Trust by deed dated August 4, 1995 and recorded in O.R. Vol. 43, Pg. 741 of Portage County Deed Records and the Principal Place of Beginning of the parcel of land herein described:

COURSE NO. 1:

Thence South 02 deg. 24' 16" West along the Westerly line of said Schoning Trust, a distance of 358.90 feet to a point on the Northwesterly line of Hoover Road, 60 feet wide.

COURSE NO. 2:

Thence South 36 deg. 56' 50" West along the Northwesterly line of said Hoover Road, a distance of 43.05 feet to a point in the Northeasterly line of Conrail (formerly Pennsylvania Railroad).

COURSE NO. 3:

Thence North 63 deg. 48' 24" West along the Northeasterly line of said Conrail's land, a distance of 71.47 feet to the Southeasterly corner of land conveyed to Winifred A. Crislip and Sarah Jane Crislip by deed dated June 11, 1990 and recorded in Volume 1095, Page 972 of Portage County Records.

COURSE NO. 4:

Thence North 02 deg. 18' 14" East along the Easterly line of said land conveyed to Crislip, a distance of 364.89 feet to the centerline of said State Route 59.

COURSE NO. 5:

Thence South 88 deg. 00' 00" East along the said centerline of State Route 59, a distance of 90.45 feet to the place of beginning and containing 0.7835 acres of land according to a survey prepared by Timothy J. Feller, R.L.S. No. 7104 of McSteen & Associates, Inc. in January of 2000, be the same more or less, but subject to all legal highways and easements.

The basis of bearing of this description has been the centerline bearing of North 88 deg. 00' 00" West as obtained from the deed conveying land to Winifred A. Crislip and Sarah Jane Crislip by deed dated June 11, 1990 and recorded in Volume 1095, Page 972 of Portage County Records.

Said Premises Located at 3308 State Route 59, Ravenna, Ohio 44266.

Said Premises Appraised at $100,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.

THE OWNER IS ALSO RESPONSIBLE FOR KNOWING EXACTLY WHAT HE IS PURCHASING.
