Situated in the Township of Franklin, County of Portage and State of Ohio and known as being part of Original Franklin Township Lot No. 76 and is further described as follows:
Beginning at a point in the centerline of State Route 43, 60' wide, S. 20 deg. 00' 00" W., a distance of 474.47 feet as measured along said centerline from its intersection with the centerline of Memory Lane, 50' wide; thence continuing along the centerline of State Route 43, S. 20 deg. 00' 00" W., a distance of 106.50 feet to a point; thence N. 70 deg. 00' 00" W., a distance of 166.17 feet but to a point in the Westerly line of said Lot 76 and passing over iron rods set, one at a distance of 30.00 feet and one at a distance of 100.00 feet; thence along the Westerly line of said Lot 76 N. 00 deg. 00' 00" E., a distance of 118.06 feet but to a point at the Northwest corner of lands now or formerly owned by J. W. & S. L. Morrison (1025/801) thence along Morrison's Northerly line S. 68 deg. 46' 00" E., a distance of 206.59 feet to the beginning and passing over iron pipes found, one at a distance of 104.44 feet and one at a distance of 160.76 feet and containing 0.4641 acres of land, be the same more or less as surveyed and described in January 1996 by Don Trocchio, Registered Surveyor No. 6445.
Said Premises Located at 7525 State Route 43, Kent, Ohio 44240.
Said Premises Appraised at $75,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
