In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Joseph R. Kainrads Courtroom in Ravenna, in the above named County, on Monday, November 15, 2004, at 1:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the City of Aurora to-wit:

And known as being part of Aurora Township Lot 29 and further described as follows:

Beginning in the center line of Eggleston Road at the Grantor's South West corner and being N. 9 deg. 47' E., 879.53 feet from the intersection of said center line with the South line of Lot 29; thence No. 9 deg. 47' E., 249.48 feet along the center line of Eggleston Road; thence S. 84 deg. 02' E., 348.50 feet to an iron pipe at the South East corner of a parcel owned by T. Burke and passing over an iron pipe 30.07 feet from the road center; thence N. 9 deg. 47' E., 125.00 feet to an iron pipe; thence S. 84 deg. 02' E., 350.00 feet to an iron pipe; thence N. 9 deg. 47' E., 125.00 feet to an iron pipe in the Grantor's North line; thence S. 84 deg. 02' E., 681.66 feet to an iron pipe at the Grantor's North East corner; thence S. 5 deg. 35' W., 498.38 feet to an iron pipe at the Grantor's South East corner; thence N. 84 deg. 02' W., 1416.75 feet to the beginning and passing over an iron pipe at 30.07 feet from the road center. As surveyed in March, 1969, by David J. Collier, Registered Surveyor No. 4819.

Said Premises Located at 862 Eggleston Road, Aurora, Ohio 44202.

Said Premises Appraised at $250,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
