In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Joseph R. Kainrads Courtroom in Ravenna, in the above named County, on Monday, November 8, 2004, at 1:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Nelson to-wit:

Located in Lot 21, Nelson Township, Portage County, Ohio and described as follows:

Beginning at an iron pin found marking the intersection of the centerline of Prentiss Road and the South line of Lot 21; thence West, along the South line of Lot 21, 292.75 feet to a point, the true place of beginning, for the following described premises; thence West, along the South line of Lot 21, 725.10 feet to a R. R. spike; thence North 18 59 East, 102.41 feet to an iron pin found in the average centerline of a creek and at a point of angle; thence North 0 57 East, 176.54 feet to an iron pipe found at the Northwest corner; thence South 78 19 40 East, 391.00 feet to an iron pipe found at a point of angle; thence South 76 31 30 East, along the center of a creek, 193.10 feet to an iron pipe found at a point of angle; thence South 38 21 30 East, 190.40 feet to the true place of beginning and containing 3.048 acres of land as surveyed in October, 1977 by Donald D. Beginning at an iron pin found marking the intersection of the centerline of Prentiss Road and the South line of Lot 21; thence West, along the South line of Lot 21, 1017.85 feet to a point, which point is the Southwest corner of lands now owned by Veccia; thence North 18 deg. 59' East, along said Veccia's West line, 102.41 feet to an iron pin, the true place of beginning for the following described premises; thence North 71 deg. 13' West, along the average centerline of a creek, 234.18 feet to an iron pin; thence North 50 deg. 35' West, along the average centerline of the same creek, 159.25 feet to an iron pipe; thence East, 347.68 feet to an iron pipe found at the Northwest corner of lands now owned by Veccia; thence South 0 deg. 57' West, along the West line of said Veccia, 176.54 feet to the true place of beginning and containing 0.856 acre of land as surveyed in October, 1977 by Donald D. Harvey, Registered Surveyor No. 4112.

Beginning at an iron pin found marking the intersection of the centerline of Prentiss Road and the South line of Lot 21; thence West, along the South line of Lot 21, 1017.85 feet to a point, which point is the Southwest corner of lands now owned by Veccia; thence North 18 deg. 59' East, along said Veccia's West line, 103.41 feet to an iron pin; thence North 0 deg. 57' East, along said Veccia's West line, 176.54 feet to an iron pipe found at his/their Northwest corner, which is the true place of beginning for the following described premises; thence North 88 deg. 18' 30" East, 383.08 feet to an iron pipe; thence South 90.41 feet to an iron pipe found marking a point of angle in said Veccia's North line; thence North 78 deg. 19' 40" West, along said Veccia's North line, 391.00 feet to the true place of beginning and containing 0.397 acre of land as surveyed in October, 1977 by Donald D. Harvey, Registered Surveyor No. 4112. Be the same more or less, but subject to all legal highways.

Said Premises Appraised at $120,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
