In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Joseph R. Kainrads Courtroom in Ravenna, in the above named County, on Monday, November 8, 2004, at 1:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Suffield to-wit:

And known as being a part of Lot No. 47 in Suffield Township, and bounded and described as follows:

Beginning at an iron pipe on the East line of said lot, and in the center of the highway, Martin Road, T.H. 8, 1766.70 feet; South 0 deg. 30' West from a cross on the pavement at the Northeast lot corner; thence South 0 deg. 30' W., along lot line and the center of highway, Martin Road, T.H. 8, 100 feet to a railroad spike; thence North 89 deg. 33' West, 175 feet to an iron pipe passing over and iron pipe at 30 feet at the side of highway, Martin Road, T.H. 8; thence North 0 deg. 30' East, 100 feet to an iron pipe on the South line of land of Fred Miller; thence South 89 deg. 33' East, along Miller's South line 175 feet to the place of beginning, passing over an iron pipe at 30 feet at the side of highway, Martin Road, T.H. 8, and containing 0.40 of an acre of land, as surveyed May 25, 1948, by F. W. Elgin, Registered Surveyor Number 3232.

Said Premises Located at 2077 Martin Road, Mogadore, Ohio 44260.

Said Premises Appraised at $90,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
