In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Joseph R. Kainrads Courtroom in Ravenna, in the above named County, on Monday, November 1, 2004, at 1:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Rootstown to-wit:

And known as being part of Lot No. 9, township, county and state aforesaid and more particularly described as follows:

Beginning at the Northwest corner of the property now or formerly owned by Walter Lange at an iron pin set over a stone in the middle of Hattrick Road, T.H. 110 and said stone being 117.58' from the intersection of Judy Road; thence South 17 deg. 32' West along Hattrick Raod, T.H. 110 for a distance of 580.50 feet to a point, which is the true place of beginning of the following described parcel of land; thence continuing South 17 deg. 32' West along said road for a distance of 109.12 feet to a point; thence South 76 deg. 17' East for a distance of 427.00 feet to an iron pin (and passing over an iron pin set on line 25.06 feet West of road centerline); thence North 13 deg. 15' East for a distance of 79.97 feet to an iron pin; thence North 72 deg. 20' West for a distance of 420.09 feet to the true place of beginning (and passing over an iron pin set on line 25.00 feet East of road centerline) and found to contain 0.919 acres of land in Lot No. 9 as surveyed by Robert Muller, R.S. 4222, 6/54.

Said Premises Appraised at $90,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
