Situated in the County of Portage in the State of Ohio and in the Village of Hiram:
Being part of Lot 23 in said village and bounded and described as follows:
Beginning at a 1" iron bar in a monument box found at the intersection of the centerlines of S.R. 700, Garfield Road and Wakefield Road; thence S. 89 deg. 27' 00" W. along the centerline of Wakefield Road a distance of 502.29 feet to a point; thence N. 01 deg. 42' 00" E. a distance 33.02 feet to a point in the Northerly line of Wakefield Road, at the Southwesterly corner of land now or formerly owned by Bixler Tours, Inc. (Vol. 736, Pg. 482); thence S. 89 deg. 27' 00" W. along the Northerly line of Wakefield Road a distance of 124.00 feet to a 5/8" iron rod set, which marks the true place of beginning for the following described parcel of land; thence continuing S. 89 deg. 27' 00" W. along the Northerly line of Wakefield Road, a distance of 70.00 feet to a 5/8" iron rod set at the Southeasterly corner of land now or formerly owned by T. Chambers and C. & V. Light (Vol. 985, Pg. 23); thence N. 01 deg. 42' 00" E. along the Easterly line of Chambers and Light (passing over a 5/8" iron rod set at 100.00 feet) a distance of 132.00 feet to a point in the Southerly line of land owned by the Western Reserve Telephone Company (Vol. 652, Pg. 33); thence N. 89 deg. 27' 00" E. along the Southerly line of land owned by the Western Reserve Telephone Company (passing over a 5/8" iron rod set at 12.00) a distance of 70.00 feet to a 5/8" iron rod set; thence S. 01 deg. 42' 00" W. a distance of 132.00 feet to the true place of beginning, containing 0.2120 acres of land, more or less, as surveyed January 17, 1992 by Rob A. Szuch, Registered Professional Surveyor No. 7288, dba Al Szuch & Associates.
Said Premises Located at 6813 Wakefield Road, Hiram, OH 44234.
Said Premises Appraised at $150,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
