Situated in the Township of Edinburg, County of Portage and State of Ohio:
Known as being a part of Lots N.W. 8 and N.W. 13 in said township and being further described as follows:
Beginning at a point in the centerline of Cleveland-East Liverpool Road (State Route 14), said point being S. 46 degrees 10' E. about 327.96 feet from the North line of Lot NW 13 and said point being N. 70 degrees 08' E. 36.81 feet from an iron pipe set in the Southerly line of said road; thence continuing S. 46 degrees 10' E. 125 feet along the centerline of State Route 14 to a point marking the Northeast corner of lands of June Baldwin, now E. R. or H. Simmons; thence S. 39 degrees 45' W. 503.60 feet along said Baldwin's North line to an iron pipe and passing over an iron pipe set on the right of way line of the road; thence S. 70 degrees 08' W. 318.71 feet along the North property line of Lillian Meinke, now E. R. or H. Simmons and J. M. Baldwin to an iron pipe; thence N. 19 degrees 52' W. 366.77 feet to an iron pipe; thence N. 70 degrees 8' E. 697.77 feet parallel to the property line between said Lillian Meinke, now E. R. or H. Simmons & J. M. Baldwin and Clyde and Ruth Thompson, now John Quin to the centerline of State Route 14, which is the true place of beginning and passing over an iron pipe set 36.81 feet therefrom containing 5.00 acres more or less, being 3.61 acres are in Lot NW 8, and 1.39 acres in Lot NW 13.
Said Premises Located at 4721 State Route 14, Ravenna, Ohio 44266.
Said Premises Appraised at $135,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
