In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Joseph R. Kainrads Courtroom in Ravenna, in the above named County, on Monday, August 30, 2004, at 1:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Paris to-wit:

And known as being part of Lot 28 in said township, and further bounded and described as follows:

Beginning at a point on the centerline of McMullen Allen Road at the Northeast corner of land conveyed to L. and D. Larew by deed recorded in Volume 1147, Page 830 of Portage County Record of Deeds, said point being North 2 degrees 00' West, a distance of 2792.03 feet from the centerline intersection of said McMullen Allen Road and Gilbert Road; thence South 88 57' West, along said North line of Larew's land, and passing over an iron pin set at 3000 feet, a distance of 1094.94 feet to an iron pin set on the East line of land owned by G. and D. Zacyk's land, a distance of 377.93 feet to an iron pin set; thence North 88 degrees 57' East and passing over an iron pin set at 1064.94 feet, a distance of 1094.94 feet to a point on the centerline of said McMullen Allen Road; thence South 2 degrees 00' East, along said centerline of McMullen Allen Road, a distance of 377.93 feet to a point and the true place of beginning and containing therein 9.4985 acres of land as surveyed in July, 1999 by Jerry W. Daniel, Registered Surveyor No. 6222.

Said Premises Located at 6287 McMullen-Allen Road, Newton Falls, OH 44266.

Said Premises Appraised at $150,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
