In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Joseph R. Kainrads Courtroom in Ravenna, in the above named County, on Monday, August 30, 2004, at 1:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the City of Ravenna to-wit:

Situated in the City of Ravenna, County of Portage, State of Ohio and known as being a part of an 8 acre Lot No. 15 Subdivision 10 of Original Ravenna Township Lot 60 of said city and further described as follows:

Beginning at the intersection of the West line of Day Street and the North line of Highland Avenue; thence N. 87 deg.-43' 43" W. a distance of 180.00' along the North line of Highland Ave. to a point which is the Southeast corner of 8 acres of Lot 15, Subdivision 10 and the true place of beginning; thence N. 44 deg.-15' W. a distance of 108.63' along the old track line which is 11.00' parallel to the centerline of Cleveland Rd. to a point at the Southwest corner of property owned by M. Highman; thence N. 46 deg.-12' E. a distance of 115.00' along the Southeasterly line of said Highman to a point; thence S. 02 deg.-37' W. a distance of 157.56' along the East line of the 8 acre Lot 15, Subdivision 10 and the West line of H.L. Day's Subdivision as recorded in Volume 1, Page 25, Portage County Records to the true place of beginning and containing 0.143 acres of land, more or less, as prepared from deeds and survey's of record by Edward P. Wanchick, Registered Surveyor No. 5756. Subject to all legal highways.

Said Premises Appraised at $50,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
