Situated in the Township of Nelson, County of Portage and State of Ohio being part of Lot 18 in said township and bounded and described as follows:
Beginning at the intersection of the Westerly line of said Lot 18 and the centerline of C.H. 293, Center Road; thence North 61 deg. 13' 00" East along the centerline of C.H. 293 a distance of 444.58 feet to an iron rod; thence North 57 deg. 39' 00" East continuing along the centerline of C.H. 293, a distance of 240.62 feet to a point at the Northeasterly corner of land now or formerly owned by C. E. and C. L. Hrobak which marks the true place of beginning for the following described parcel of land; thence continuing North 57 deg. 39' 00" East along the centerline of C. H. 293 a distance of 214.00 feet to a point; thence South (passing over an iron pipe at 35.51 feet) a distance of 464.35 feet to a point in the Northerly line of land now or formerly owned by the Nature Conservancy; thence North 89 deg. 30' 00" West along the Northerly line of said Nature Conservancy a distance of 180.79 feet to an iron pipe at the Southeasterly corner of the aforementioned Hrobak; thence North along the Easterly line of said Hrobak (passing over an iron pipe at 312.75 feet) a distance of 348.26 feet to the true place of beginning, containing 1.686 acres of land, more or less, as surveyed by Albert Szuch, June 4, 1973, Registered Surveyor No. 5398.
Said Premises Located at 11188 Center St., Garrettsville, OH 44231.
Said Premises Appraised at $160,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
