Being part of Lot 38 in said township and bounded and described as follows:
Beginning at a railroad spike at the intersection of the centerline of T.H. 300, Pritchard Road and S.R. 282, Garrettsville-Parkman Road; thence N. 09 deg. 30' 00" E., along the centerline of S.R. 282 a distance of 686.31 feet to a railroad spike; thence N. 10 deg. 59' 18" E., continuing along the centerline of S.R. 282, a distance of 512.24 feet to a point; thence N. 32 deg. 33' 48" E., continuing along the centerline of S.R. 282, a distance of 20.06 feet to a point which marks the true place of beginning for the following described parcel of land; thence N. 85 deg. 34' 26" W., (passing over an iron pipe at 34.02 feet) a distance of 1223.73 feet to by Rose Schrock; thence N. 05 deg. 37' 19" E., along the Easterly line of said Schrock a distance of 622.59 feet to an iron pipe in the Northerly line of Nelson Township and Northerly line of Portage County at the Northeasterly corner of said Schrock; thence S. 85 deg. 34' 26" E., along the Northerly line of Nelson Township and Northerly line of Portage County (passing over an iron pipe at 1505.38 feet) a distance of 1538.17 feet to a point in the centerline of S.R. 282; thence S. 20 deg. 14' 03" W., along the centerline of S.R. 282 a distance of 63.65 feet to a point; thence S. 32 deg. 33' 48" W., continuing along the centerline of S.R. 282, a distance of 639.84 feet to the true place of beginning, containing 19.768 acres of land, more or less as surveyed November 12, 1974 by Albert Szuch, Registered Surveyor No. 5398, be the same more or less, but subject to all legal highways.

Beginning at a railroad spike at the intersection of the centerline of T.H. 300, Pritchard Road with the center line of S.R. 282; thence North 09 deg. 30' 00" East along the centerline of S.R. 282 a distance of 686.31 feet to a railroad spike; thence North 10 deg. 59' 18" East, 512.24 feet along said centerline to an iron pin; thence North 32 deg. 33' 48" East, 554.90 feet along said centerline to a point which is the true place of beginning for the parcel of land herein conveyed; thence North 85 deg. 34' 26" West, 1466.11 feet to an iron pin in the Easterly line of lands now or formerly owned by Rose Schrock; thence North 5 deg. 37' 19" East, 150.86 feet to an iron pin in the Northerly line of Nelson Township and Northerly line of Portage County at the Northeasterly corner of said Schrock; thence South 85 deg. 34' 26" East, 1538.17 feet along said Northerly line to a railroad spike in the centerline of said S.R. 282; thence South 28 deg. 14' 03" West, along said centerline a distance of 63.65 feet to a railroad spike; thence South 32 deg. 33' 48" West, 105.0 feet along said centerline to the true place of beginning and containing 5.207 acres of land, but subject to all legal highways.

Beginning at a point of intersection of the North line of Portage County, and the centerline of Garrettsville-Parkman Road (S.R. 282); thence South 28 deg. 14' 03" West along the centerline of S.R. 282, 63.89 feet to a point of angle; thence S. 32 deg. 33' 48" W., along said centerline 104.69 feet to the Southeast corner of lands now (or formerly) owned by Gregory D. or Paula F. McVeigh, the True Point of Beginning for the following described premises; thence continuing S. 32 deg. 33' 48" W., along the centerline of S.R. 282, 118.00 feet to a point; thence N. 77 deg. 23' W., passing over an iron pipe at 31.91 feet, a total distance of 173.45 feet to an iron pipe; thence N. 87 deg. 10' 30" W., 100.14 feet to an iron pipe; thence S. 89 deg. 42' 27" W., 1147.23 feet to an iron pipe in the Grantor's West line; thence N. 5 deg. 30' 30" E., 176.50 feet to an iron pipe at the Southwest corner of lands now (or formerly) owned by G.D. or P.F. McVeigh; thence S. 85 deg. 34' 33" E., along said McVeigh's South line, passing over an iron pin at 1432.38 feet a total distance of 1467.44 feet to the True Point of Beginning and containing 4.000 acres of land as surveyed in October 1986 by Donald D. Harvey, Reg. Surveyor No. 4112. Basis of Bearings of 282 Survey No. P-3687, be the same more or less, but subject to all legal highways.
Said Premises Located at 12991 Nelson Ledge Road, Nelson, OH 44231.
Said Premises Appraised at $95,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
