In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Joseph R. Kainrads Courtroom in Ravenna, in the above named County, on Monday, July 19, 2004, at 1:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Rootstown to-wit:

And known as Lot 20 in said township, county and state and further described as follows:

Beginning at a monument box found on the centerline of State Route 44 (Ravenna-Louisville Road), which bears N. 1 deg. 18' 37" E. a distance of 374.81 feet from the intersection of said centerline and the centerline of T.H. 99 (Lynn Road), which is also the South line of Lot 20; thence N. 0 deg. 43' 36" E. a distance of 211.67 feet along the centerline of State Route 44 to a point; thence S. 88 deg. 09' 26" E. a distance of 70.99 feet along the South line of Tonsing Allotment as recorded in Vol. 11, Page 27 and the North line of land previously owned by E. & M. Baum, to an iron pipe at the Northwest corner of property owned by the State of Ohio and recorded in Volume 798, Page 345, said iron pipe is the true place of beginning; thence continuing S. 88 deg. 09' 26" E. distance of 200.00 feet to an iron pipe; thence S. 0 deg. 45' W. a distance of 110.00 feet to an iron pipe; thence N. 88 deg. 09' 26" W. a distance of 200.00 feet to an iron pipe on the East line of said State of Ohio property; thence N. 0 deg. 45' E. a distance of 110.00 feet to the true place of beginning and containing 0 505 acres of land as surveyed by Terrance R. Hohnhorst, Registered Surveyor No. 5065 in January 1970. Be the same more or less, but subject to all legal highway.

Said Premises Located at 4512 State Route 44, Ravenna, Ohio 44266.

Said Premises Appraised at $90,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
