And known as being Lots Numbers Ninety-seven (97) and One Hundred Eight (108) in Charles H. Bostwick's Subdivision of Plats as recorded in Plat Book 62, Page 126 of Portage County Records of Plats, and that portion of streets vacated by Resolution filed December 10, 1941, in Volume 382, Page 219, Portage County Records, which adjoin said premises:
EXCEPTING THEREFROM THE FOLLOWING DESCRIBED PARCEL OF LAND:
Excepting therefrom a parcel containing 0.28 acres as deeded by Clyde H. Chandler and Susan Chandler to United States of America by deed dated February 25, 1966, Portage County Record of Deeds. Said exception is more particularly described as follows:
Situated in the Township of Ravenna, County of Portage and State of Ohio:
The same being a part of Lot No. 35, in the South Division of lots in said township, and comprising a part of Lot No. 97 in the subdivision of the Village of Campbellsport laid out by Charles Bostwick and recorded in Deed Book Vol. 62, Page 127 and 128 in Portage County Records, together with a part of the land shown as streets in said subdivision and being more particularly bounded and described as follows:
Beginning at the Northeast corner of Lot No. 97 in said subdivision; thence by the Easterly line of said Lot No. 97, South 21 deg. 36' West 92.90 feet to an iron pin located North 21 deg. 36' East 275.88 feet from Station 775+07.32 of the centerline of the Relocation of Ohio State Route 14; thence through Lot No. 97 North 77 deg. 23' 02" West 61.88 feet to a point on the Westerly line of said Lot No. 97, said point being located North 21 deg. 36' E. 26.02 feet from the Southwest corner of said Lot No. 97; thence through a street shown in the aforesaid subdivision North 77 deg. 23' 02" West 30.40 feet to an iron pin in the centerline of said street, said iron pin being located North 21 deg. 36" East 242.72 feet from Station 774+14.24 of the centerline of Ohio S.R. 14; thence by said street centerline North 21 deg. 36" East 142.49 feet to a point in the centerline of an East-West street in said subdivision; thence by the centerline of said East-West street South 65 deg. 12' East 91.30 feet to a point in the Northerly extension of the Easterly line of Lot No. 97; thence by said Northerly extension South 21 deg. 36' West 30.08 feet to the Northeast corner of Lot No. 97; the aforesaid place of beginning. Containing 0.28 acres, more or less, of which 0.14 acre is in Lot 97 and 0.14 acre is in the aforesaid streets.
Said Premises Located at 5350 State Route 14, Ravenna, Ohio 44266.
Said Premises Appraised at $60,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
