In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Joseph R. Kainrads Courtroom in Ravenna, in the above named County, on Monday, July 12, 2004, at 1:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Nelson to-wit:

Situated in the Township of Nelson, County of Portage and State of Ohio:

Located in Lot No. 44, and bounded and described as follows:

Beginning at an iron pin found marking the Northeast corner of Lot No. 44, and the intersection of the centerlines of Reynolds Road and Hobart Road; thence N. 89 deg. 11' 30" W., along the North line of Lot No. 44 and the centerline of Reynolds Road, 1480.00 feet to a point; the true place of beginning for the following described premises; thence S. 0 deg. 48' 30" W., passing over an iron pipe at 30.00 feet, a total distance of 381.75 feet to an iron pipe; thence S. 42 deg. 50' W., 200.00 feet to an iron pipe in the Northerly right-of-way line of U.S. Rt. 422; thence North 47 deg. 10' W., along said right-of-way, 273.08 feet to an iron pipe; thence N. 42 deg. 50' E., 270 feet to an iron pipe; thence N. 0 deg. 48' 30" E., passing over an iron pipe at 116.93 feet a total distance of 146.93 feet to a point in the centerline of Reynolds Road and North line of Lot 44; thence S. 89 deg. 11' 30" E., along said centerline and lot line 156.00 feet to the true place of beginning and containing 2.420 acres of land as surveyed in May 1980 by Donald D. Harvey, Registered Surveyor No. 4112, be the same more or less, but subject to all legal highways.

Said Premises Located at 10028 Reynolds Road, West Farmington, Ohio 44491.

Said Premises Appraised at $140,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
