Description of a 1.136 acre tract.
Situated in the Township of Mantua, County of Portage, State of Ohio and being part of Original Lot No. 17 of said township, and further known as Parcel 1 of land conveyed to TDC Properties by Volume 0225, Page 589 of the Portage County Recorder's Office, described as follows:
Beginning at the centerline intersection of State Route 44, a 60 foot public right-of-way with T. H. 271, Skinner Road, a 40 foot public right-of-way, witnessed by a 5/8 inch rebar with cap set North 87 degrees 10 minutes 38 seconds West at a distance of 30.00 feet and the true place of beginning; thence North 87 degrees 10 minutes 38 seconds West along the Southerly line of said Lot 17 a distance of 528.00 feet to a 5/8 inch rebar with cap marked "Szuch" found, passing through said 5/8 inch rebar with cap set at a distance of 30.00 feet; thence North 73 degrees 16 minutes 24 seconds East a distance of 560.34 feet to a point in the centerline of said State Route 44, passing through a 5/8 inch rebar with cap found at a distance of 528.50 feet; thence South 02 degrees 50 minutes 00 seconds West along the centerline of said State Route 44 a distance of 187.50 feet to the place of beginning.
The above described tract of land contains a total of 1.136 acres, of which 0.125 acres lie in the public right-of-way as surveyed under the direction of Timothy J. Briggs, P.S. 7495, Campbell & Associates, Inc. of Cuyahoga Falls, Ohio in December of 2000. Basis of bearings is South 02 degrees 50 minutes 00 seconds West, the centerline of said State Route 44 per Deed Volume 1027, Page 1063 of the Portage County Recorder's Office. Subject to all easements and right-of-ways of public record or as otherwise legally established.

Situated in the Township of Mantua, County of Portage and State of Ohio and known as being part of Lot No. 23 in said township and described as follows:
Beginning in the center of the North and South Highway (SR 44) on the North line of Lot 23; thence West eight (8) chains on the North line of the lot: thence South 2.50 chains; thence East eight (8) chains to the center of the highway; thence North along the center of the highway 2.50 chains to the place of beginning containing two (2) acres of land.

Said Premises Appraised at $150,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
