In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Joseph R. Kainrads Courtroom in Ravenna, in the above named County, on Monday, June 28, 2004, at 1:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Ravenna to-wit:

Situated in the Township of Ravenna, County of Portage and State of Ohio:

And known as being in Lot 10 in the North Division of Ravenna Township, and further described as follows:

Beginning at the Southwest corner of Lot 10, North division of said township; thence along the South line said Lot 10 a distance of 779.61 feet to an iron pipe which is the true place of beginning; thence N. 38 deg. 20' W. and passing over an iron pipe 30.00 feet from the center of the road a distance of 293.82 feet to a point in the center of S.R. 88 known as Ravenna-Parkman Road; thence N. 50 deg. 00' E. along the centerline of S.R. 88 a distance of 155.00 feet to a point; thence S. 38 deg. 20' E. and passing over an iron pipe 30.00 feet from the center of the road a distance of 428.11 feet to an iron pipe on the South line of said Lot 10; thence N. 88 deg. 23' W. along the South line of said Lot 10 a distance of 202.12 feet to the place of beginning containing 1.284 acres of land as surveyed by L.M. Satrom Reg. Surveyor No. 4226.

Said Premises Located at 7560 State Route 88, Ravenna, OH 44266.

Said Premises Appraised at $115,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
