In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Joseph R. Kainrads Courtroom in Ravenna, in the above named County, on Monday, June 7, 2004, at 1:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the City of Kent to-wit:

Being a part of Sublot "A" in Zenas Kent's Heirs Addition to the Village Vol. 2, Page 47, now City of Kent, Ohio and bounded and described as follows:

Commencing in the South line of Williams Street 335 feet East of the Southeast corner of Water and Williams Street at the Northeast corner of a lot of land on May 7, 1919, deeded by Bruce S. Kellogg and Wilma Kellogg to Frank Knapp and Bessie Knapp, and running thence in a Southerly direction along the East line of such lot 130 feet to the Southeast corner thereof; 1) thence East parallel with Williams Street 45 feet; 2) thence North parallel with the first named line 130 feet to the South line of Williams Street; 3) thence in a Westerly direction along the South line of Williams Street 45 feet to the place of beginning, containing 13 acres of land, be the same more or less, but subject to all legal highways.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
