In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Joseph R. Kainrads Courtroom in Ravenna, in the above named County, on Monday, May 17, 2004, at 1:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Randolph to-wit:

Located in Lot 22, Randolph Township, Portage County, Ohio and being further described as follows:

Beginning at an iron pipe found at the intersection of the centerlines of T.H. 33, Unger Road and C.H. 31, New Milford Road on the West line of Lot 22, S. 1-25-00 E. a distance of 925.00 feet from an iron pipe found at the Northwest corner of Lot 22; thence S. 82-37-30 E. a distance of 249.22 feet along the said centerline of T.H. 33 Unger Road to an iron spike set; thence continuing S. 82-37-30 E. a distance of 249.22 feet along the said centerline of T.H. 33 to an iron spike set which is the true place of beginning; thence continuing S. 82-37-30 E. a distance of 249.26 feet along said centerline to an iron pipe found at the Northwest corner of land now or formerly owned by W.D. & C.A. Gragg; thence S. 1-29-10- E. a distance of 342.57 feet along the common line with land of Gragg to an iron pipe found at the Northeast corner of land now or formerly owned by W.R. & M.R. Ross as recorded in Deed Volume 1140, Page 613 of the County Records of Deeds; thence S. 88-36-10 W. a distance of 246.45 feet along the South line of this grantor and North line of land of Ross to an iron rod set; thence N. 1-27-40 W. a distance of 380.60 feet to the true place of beginning and containing 2.045 acres of land as surveyed by Terrence R. Hornhorst, Registered Professional Land Surveyor Number 5065 in April, 1998.

Said Premises Appraised at $170,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
