Situated in the Township of Rootstown, County of Portage and State of Ohio and known as being part of Lot 42 of said township, and more fully described as follows:
Beginning at a point in the centerline of Lakewood Road, North 89 degrees 40' 35" W., 30 feet from a one inch iron pipe found buried six inches at the intersection of the Easterly right of way of Lakewood Road (C.H. 151) with the Northerly line of Rootstown Township; thence Southwesterly along the centerline of Lakewood Road, South 5 degrees 24' 11" W., 195.07 feet to a point in the centerline of Lakewood Road and the true place of beginning for the land herein described; thence Northeasterly along a new division line through land owned by R.A. & B.L. Everly, North 89 degrees 59' 15" E., 279.74 feet to a capped five eights hex bar set; thence Southeasterly along the Westerly line of land owbed by E.T. Development Enterprises, Inc., South 0 degrees 01' 22" E., 80.00 feet to the Southeast corner of said Everly land, witness a capped number five rebar found 0.05' W., 0.01 N.; thence Southwesterly along the Northerly right of Bent Oak Trail, South 89 degrees 59' 15" W., 224.22 feet to a capped five eights hex bar set at a point of curvature; thence Northwesterly along the arc of a curve to the right having a central angle of 95 degrees 17' 22", a radius of 30.00 feet, a tangent of 32.91 feet, an arc of 49.89 feet and a chord of 44.34 feet bearing North 42 degrees 22' 04" W., to a point of compund curvature, witness a capped number five rebar found buried two inches at 0.07' W., 0.07' N.; thence South 84 degrees 43' 23" E., 30.00 feet to the centerline of Lakewood Road; thence Northeasterly along the center line of Lakewood Road following the arc of a curve to the right having a central angle of 0 degrees 07' 34", a radius of 2864.79 feet, a tangent of 3.12 feet, an arc of 6.31 feet and a chord of 6.31 feet bearing N. 5 degrees 20' 24" E. to capped five eights hex bar set at point of tangency; thence Northeasterly along the centerline of Lakwood Road, North 5 degrees 24' 11" E., 38.36 feet to the ture place of beginning for the land herein described and containing 0.4991 of acre of land as surveyed by Michael J. Hudik, Professional Surveyor (P.S. No. 6788 in February, 1996, and subject to all restrictions, legal highways and easements of recording including a thirty foot wide easement for sanitary sewer along the Easterly part of the above described parcel.
Said Premises Located at 5294 Lakewood Rd., Rootstown, OH 44272.
Said Premises Appraised at $175,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
