Situated in the Township of Nelson, County of Portage and State of Ohio:
And known as being part of Lot 29 in said township and further described as follows:
Beginning at a point in the centerline of Parkman Road, CH-299, North 3 deg. 20' East, 625.20 feet as measured along said centerline from its intersection with the South line of Lot 29; thence North 89 deg. 37' West, passing over an iron pipe at 30.04 feet, 934.62 feet to a point in the West line of Lot 29, passing over an iron pipe 2.60 feet from said point; thence North 0 deg. 41' West, 125.03 feet along said West line to an iron pipe at the Southwest corner of lands now or formerly owned by J. & M. Masters; thence South 89 deg. 37' East, 943.39 feet along Masters' South line to a point in said centerline, passing over an iron pin 30.04 feet from said point; thence South 3 deg. 20' West, 125.17 feet along said centerline to the beginning and containing 2.695 acres of land. Be the same more or less, but subject to all legal highways, as surveyed by R.E. Stockman, Registered Surveyor No. 5134.
Said Premises Located at 10877 Parkman Road, Garrettsville, OH 44231.
Said Premises Appraised at $140,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
