In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Joseph R. Kainrads Courtroom in Ravenna, in the above named County, on Monday, March 22, 2004, at 1:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Ravenna to-wit:

And known as being part of Lot 11 in said township and more fully described as follows:

Beginning at the Northwest corner of said Lot 11, also being the centerline of Lovers Lane, C.H. 163, 60' wide, (a 3/4" open end pipe was found N 89 deg. 41' 00" E. 810.86 feet from said lot corner and a 3/4" open end iron pipe was found S 02 deg. 34' 12" W, 19.89 feet from said lot corner; thence N 89 deg. 41' 00" E, 456.00 feet along the centerline of said Lovers Lane and the Northerly line of said Lot 11, to a railroad track spike set and the true place of beginning:

Thence continuing N 89 deg. 41' 00" E, 80.00 feet along the centerline of said Lovers Lane and the Northerly line of said Lot 11 to a railroad tract spike set; thence S 02 deg. 35' 33" W, 150.00 feet to a 5/8" rebar set; (passing over a 5/8" rebar set 30.04 feet from said centerline); thence S 89 deg. 41' 00" W, 80.00 feet to a 5/8" rebar set; thence N 02 deg. 35' 33" E, 150.00 feet (passing over a 5/8" rebar set 30.04 feet from said centerline of Lovers Lane) to the true place of beginning and containing 0.275 acres of land, more or less, as surveyed by Gary L. Phillips Registered Surveyor No. 7189, with Gary L. Phillips and Associates, Inc. in October, 1997 but subject to all legal road, highways, easements, and restrictions of record.

Bearings contained herein are based on the bearing of N 89 deg. 41' 00" E for the Northerly line of Lot 11 as indicated in Volume 992, Page 1117 and are used to denote angles only.

Said Premises Located at 3738 Lovers Lane, Ravenna, Ohio 44266.

Said Premises Appraised at $95,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
