Situated in the Township of Franklin, County of Portage and State of Ohio; also known as part of Lot 79 of said township and more fully described as follows:
Beginning for a description at a point in the center of Hudson Road (T.H. 146) which point is also on the West line of Franklin Township Lot 79 and South 0 deg. 45' West 1335.40 feet from an iron pin found at the Northwest corner of said Lot 79; thence continuing with the centerline of said Road and West line of said Lot 79 South 0 deg. 45' West 339.56 feet to a point; thence with the North right-of-way of the land of the Cleveland and Pittsburg Railroad, NKA Pennsylvania Lines LLC 54 deg. 13' 30" East 307.75 feet to an iron pin found and passing over an iron pin set 36.62 feet from said centerline point; thence with the Westerly boundary of the Peterson Subdivision Sub-Lot 1, Plat Book 17, Page 27 North 29 deg. 42' 20" East 458.40 feet to an iron pin set; thence North 75 deg. 36' 02" West 487.70 feet to the beginning and passing over an iron pin set 30.87 feet from said beginning. Containing 3.4576 acres of land, be the same more or less, but subject to all legal highways, limitations, easements and restrictions of record, as surveyed in September, 1977 by Douglas E. Bedore, Registered Surveyor 6023.
Said Premises Located at 7644 Hudson Rd., Kent, Ohio 44240.
Said Premises Appraised at $145,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
