In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Joseph R. Kainrads Courtroom in Ravenna, in the above named County, on Monday, March 22, 2004, at 1:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the City of Aurora to-wit:

Situated in the City of Aurora, County of Portage and State of Ohio:

And known as being part of Original Aurora Township Lot No. 25, township, county and state aforesaid and more particularly described as follows:

Beginning at a monument found at the Northwest corner of said Lot No. 25; thence South 00 deg. 00' 29" East along the West line of said Lot No. 25 and centerline of Chillicothe Road for a distance of 564.97 feet to a point at the Southwest corner of a parcel of land now or formerly owned by P. M. Wilson; thence North 89 deg. 21' 45" East along the South side of said Wilson land and beyond for a distance of 258.07 feet to an iron pipe which marks the true place of beginning of the following described parcel of land; thence continuing North 89 deg. 21' 45" East for a distance of 162.00 feet to an iron pipe on a curve at the West line of Eldridge Road; thence along the chord of an arc South 06 deg. 57' 52" East for a distance of 71.17 feet to an iron pipe at a P. T.; thence South 00 deg. 01' West along the West line of Eldridge Road for a distance of 60.90 feet to an iron pipe; thence South 89 deg. 25' 01" West for a distance of 170.60 feet to a railroad spike in the South side of a 15" locust tree; thence North 00 deg. 00' 29" West for a distance of 131.54 feet parallel with the West line of said Lot No. 25 to the place of beginning, surveyed by Lucius F. Converse, Serial No. 1199, in April, 1956, be the same more or less, but subject to all legal highways.

Said Premises Located at 66 Eldridge Rd., Aurora, OH 44202.

Said Premises Appraised at $175,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.

THE OWNER IS ALSO RESPONSIBLE FOR KNOWING EXACTLY WHAT HE IS PURCHASING.
