In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Joseph R. Kainrads Courtroom in Ravenna, in the above named County, on Monday, March 15, 2004, at 1:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the City of Ravenna to-wit:

And known as being part of Lot 49, South Division of said city and bounded and described as follows:

Beginning at an iron pipe in the Easterly line of Elm Street at the Southeasterly corner of Sublot 16 of W.P. Hazen's Second Addition as recorded in Volume 2, Page 17, of the Portage County Record of Plats; thence S. 89 deg. 20' 57" E. along the Southerly line of said Hazen's Second Addition a distance of 129.56 feet to an iron pipe; thence S. 00 deg. 26' 54" W. a distance of 54.75 feet to an iron pipe; thence N. 89 deg. 19' 13" W. a distance of 129.88 feet to an iron pipe in the Easterly line of Elm Street; thence N. 00 deg. 46' 42" E. along the Easterly line of Elm Street a distance of 54.69 feet to the place of beginning, containing 0.1629 acres of land, more or less, as surveyed June 11, 1976 by Albert Szuch, Registered Surveyor No. 5398.

Said Premises Located at 352 Elm St., Ravenna, OH 44266.

Said Premises Appraised at $75,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
