In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Joseph R. Kainrads Courtroom in Ravenna, in the above named County, on Monday, March 8, 2004, at 1:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Ravenna to-wit:

And known as being part of Lot No. 12 in the North Division of Lots in Ravenna Township and being further described as follows:

BEGINNING at the intersection of the East lot line of Lot 12 (which is also the centerline of State Route 88, known as the Ravenna-Parkman Road; Thence S. 48 degrees 58' W. along the centerline of State Route 88, 2083.66 feet to a spike, being the principal place of beginning for the following conveyance; Thence continuing S. 48 degrees 58' W. along the said centerline 112.00 feet to a spike; Thence N. 41 degrees 54' W. along now or formerly M. Marsh's East property line, and passing over an iron pipe set 30.00 feet at side of road, 393.63 feet to an iron pipe; Thence N. 89 degrees 18' W. along now or formerly M. Marsh's North property line 203.57 feet to an iron pipe; Thence N. 1 degree 10 feet E. 21.00 feet to an iron pipe set at the Southwest corner of the now or formerly W.A. Boettner property; Thence S. 89 degrees 18' E. along said now or formerly Boettner's Southerly property line 336.20 feet to an iron pipe set at the Northwest corner of the now or formerly Ray Burkholder property; Thence S. 42 degrees 54' E. along now or formerly Ray Burkholder's Westerly property line and passing over an iron pipe set 30.00 feet at side of road, 320.90 feet to the principal place of being and containing .978 acres of land.

Said Premises Located at 7363 State Route 88, Ravenna, OH 44266.

Said Premises Appraised at $80,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.

THE OWNER IS ALSO RESPONSIBLE FOR KNOWING EXACTLY WHAT HE IS PURCHASING.
