In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Joseph R. Kainrads Courtroom in Ravenna, in the above named County, on Monday, February 23, 2004, at 1:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Brimfield to-wit:

Beginning at the Southwest corner of Lot No. 16 in said township; thence South 89 deg. 20' East along the South line of said Lot No. 16, a distance of 976.53 feet to an iron pipe at the intersection with the centerline of Township Highway 11 known as Sunnybrook Road; thence North 17 deg. 11' East, along the centerline of T.H. 11 a distance of 953.43 feet to an iron pipe; thence North 4 deg. 03' East along the centerline of T.H. 11 a distance of 1343.97 feet to a bridge spike; thence North 5 deg. 23' East, along the centerline of T.H. 11 a distance of 96.77 feet to a point which is the true place of beginning; thence North 88 deg. 54' 53" West a distance of 358.97 feet to an iron pipe; thence North 0 deg. 56' 10" East a distance of 251.55 feet to an iron pipe; thence South 88 deg. 54' 53" East a distance of 378.54 feet to a bridge spike in the centerline of T.H. 11; thence South 5 deg. 23' West along the centerline of T.H. 11 a distance of 252.26 feet to the place of beginning and containing 2.130 acres of land as surveyed by L.M. Satrom, Registered Surveyor No. 4226, on October 10, 1961. Be the same more or less, but subject to all legal highways.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
